Property Assessments are determined by the Municipal Property Assessment Corporation (MPAC), which administers a uniform, province-wide property assessment system based on current value assessment in accordance with the provisions of the Assessment Act. It provides municipalities with a range of services, including the preparation of annual assessment rolls used by municipalities to calculate property taxes. MPAC is responsible for the assessment valuation and classification of properties, used for property tax billing.

2020 Assessment Update: Cancelled |
During the COVID-19 pandemic, the Ontario government postponed the 2020 Assessment Update. They have indicated that property assessments for the 2020, 2021, 2022, 2023 and 2024 property tax years will continue to be based on the fully phased-in January 1, 2016 current values. In 2016, MPAC mailed a Property Assessment Notice to every property owner in the province – assessing more than five million properties in Ontario. Your 2016 Notice reflects the assessed value and classification of your property as of January 1, 2016 and this will be used as the basis for calculating your 2020 - 2024 property taxes. Direction of School Support (taxes collected for school boards) |
The property class code assigned to your property by the Municipal Property Assessment Corporation (MPAC) contains the direction of your property tax school support. You'll find information about which school board your property taxes support on your Property Assessment Notice and on your property tax notice. By default, your property taxes support the English public school board. However, you may be able to change the school board that your taxes support.
